TERMS & CONDITIONS

The Agreement
The rental agreement is between the Guest and the Owner. The contract is deemed to have been made once the Guest has paid a deposit and the Owner has dispatched a confirmation of booking. The Guest must be over 18 years of age at the time of booking.

BOOKING
The Guest who makes the Booking has agreed to these Terms and Conditions and will be responsible for all persons included in the Booking and should ensure they are also aware of these Terms and Conditions.
The Owner reserves the right to decline any booking or refuse to hand over the keys to any person who has not complied with these Terms and Conditions.

PAYMENT
For bookings made more than 8 weeks before arrival, a deposit of 25% of the total cost the holiday is required. The balance is due 6 weeks before the holiday starts. For bookings made less than 6 weeks before arrival the total amount is payable in full at the time of booking. A £15.00 booking charge applies.
The Guest agrees to pay the balance of the payment 6 weeks before the holiday is due to start, an email reminder will be sent but delivery of such cannot be guaranteed. Where the Guest fails to pay their balance by the due date the booking may be cancelled and the deposit retained.

CLEANING
The Guest is responsible for leaving the property in good order and in a clean and tidy condition, otherwise a there will be a cleaning charge.

OCCUPANCY
The Owner permits the Guest and members of the Guests party to occupy the property for holiday purposes only. No one else is to occupy the property.
The Guest must declare the correct number of additional guests during booking. No more than the maximum number of persons stated on the website may occupy the property.

ARRIVAL/DEPARTURE
The property is available for occupation from 4.00pm on the first day of the holiday and must be vacated by 10.00am on the last day.

CANCELLATIONS or changes by the Guest
Once the holiday is booked the Guest has entered into a legally binding contract. If the Guest cancels, for whatever reason then no refund of the deposit will be due, and within 8 weeks of the holiday no refund of the balance is due.
We strongly advise the Guest to take out appropriate holiday insurance which includes a suitable cancellation protection plan to cover forced cancellations.
Cancellations must be notified in writing and by email to the Owner immediately. The Owner will try and re-let the property and if successful may, at their discretion allow the Guest to transfer to alternative dates for a £20.00 admin fee plus any other expenses incurred in re-letting.
The expenses incurred in re-letting will be at the discretion of the Owner.
Once the Owner has accepted a booking, it can only be changed to another date providing the property is available for the new date and the Owner agrees to the change. A £20.00 re-booking charge will be payable.

PETS
WE are unable to accommodate any pets at the property.

Children, babies and any adults that may require care must be supervised and are the responsibility of the Guest at all times.
Guests should not leave any items at the property, if anything is left the Owner reserves the right to charge for the removal, return or disposal of those items.
No smoking or vaping is allowed in the properties.
Guests must inform the Owner immediately of any damage or loss however caused, during occupation. Guests should not remove any item from the property. The Owner has the right to ask for any replacement costs.
Guests should not cause nuisance to occupants of nearby properties. Any person causing unreasonable behaviour, damage or nuisance to other parties the Owner reserves the right to terminate the contract immediately and the Owner may repossess the property and the Guest will remain liable for the whole cost of rental and no refund shall be due.
Guests must allow reasonable access to the property by the Owner or the Owners operatives for maintenance given reasonable notice.
The Owner reserves the right to charge the Guest a security deposit made payable to the owner.
No complaints can be considered unless notified to the Owner during the Guests stay at the property. It is the Guests responsibility to inform the Owner at their earliest convenience of any problem that may arise. Complaints received after departure cannot be accepted. No responsibility is accepted for loss or damage of property, vehicles or vehicle contents belonging to the Guest or any member of the Guests party during their occupancy.
The maximum liability accepted by the Owner would be a full refund of the holiday as paid by the Guest to the Owner. No other expenses such as travelling costs or alternative accommodation will be accepted. Cancellation by Owners. The Owners reserve the right to refuse any booking and to cancel any bookings already made if the property is unavailable for any reason whatsoever, subject to a full refund of all monies paid ( but no further liability ). The Owner shall not be under any other liability if such cancellation occurs.
The Owner cannot accept any liability or responsibility for any alterations, delay or cancellation or any other loss or damage caused by terrorist action, war, industrial disputes, fire, flood, sickness, epidemics or bad weather or any other event outside our control.
The failure of the Owner to enforce or exercise at any time or by any period of time any term of or any right pursuant in this agreement does not constitute and shall not be construed as a waiver of such term of right.

SWIMMING POOL AT THE NEST
The swimming pool is used at the Guests own risk.
Opening times 8.00am-8.00pm weather permitting with the Owners permission.
This facility is only available for Guests at The Nest.
